The Municipal Officer for the Physical & Spacial Planning Department Honorata Nsomah Akanzinge with the Works Department of Assembly has embarked on a public sensitization on Building Permits.The radio programme sought to educate the public on developments that require the acquisition of Building Permits. The Team was made up of the Municipal Information Officer Stanick Sofel Amuzu Kpodo, Municipal Physical Planning Officer Honorata Nsomah Akanzinge, Building Inspector Helen Owusu Tiwaa and Emmanuel Gyan from the Works Department of the Assembly.
Under the Local Governance Act 2016 (936) on the Planning Functions of District Assemblies,
82 (1) Each District Assembly is established as the planning authority for its area of authority for the purposes of national economic and social planning.
Land Use Spatial Planning Act 2016 (925) Regulations; Legislative Instrument 2384. Building Permit is issued under the approval of the Spatial Planning Committee of the Assembly made up of Technical Officers with varied expertise.
There are two types of Building Permits; Planning Permit and Development Permit. Planning Permit is issued for the purpose of checking conformity with approved Scheme. Physical developments that require Planning Permit include the following; temporal structure, temporal activities that require public space, demolition, change of land use, advertisements, land consolidation, land division, mining as in sand winning, quarrying, minerals extraction, disposal of industrial and chemical waste, excavations, change in schemes, tree removal.
Development Permit is issued for the purpose of fostering compliance with structures and the safety of building projects. Physical developments require Development Permit include erection of any building or structure, structural alterations or transformation or renovation, installation or fittings or execution of any work on a building, civil and engineering works, property hoarding, regularisation of existing structures, redevelopment.
Development Permit comprises both Planning permission and Building permission.
